We create multifamily development success. Western Vertical is a growing development management firm in Calgary looking for bright, motivated, and entrepreneurially minded people to join our team. We specialize in helping clients develop multifamily and mixed-use buildings from 40 to 400+ units, specializing in difficult sites that require specialized expertise in established areas, transit-oriented contexts, brownfields, and the like. This is challenging and creative work, and we love it.
The partners of the firm have executive-level experience with national pension-fund developers, and have worked on some of the largest mixed-use, multi-phase projects in Western Canada. Collectively, they have worked on over 12m square feet of real estate developments with a market value of over $7.6bn, participated in over $1bn in acquisition/dispositions, and over $500m in term financing transactions.
We provide turnkey development management services that help manage projects from concept to completion, and also provide initial project feasibility analyses, finance and underwriting solutions, and project audits to in-stream developments to non-profits, landowners, and established firms in Calgary and across Alberta and BC, where clients need us.

Position Summary
This is a unique and meaningful opportunity to work on a broad pipeline of affordable and mixed-income multifamily developments in Calgary’s established areas. This is a rare opportunity to combine your skill and passion for multifamily development to help build housing for Calgarians who need it most.
As an Associate Development Manager, you will play a critical role in the success of our clients’ projects by managing multifamily developments from concept to completion. You will leverage your expertise in design, financing, project management, and construction to deliver exceptional results. Working closely with our clients and internal team, you will navigate complex development challenges and drive projects to exceed expectations.
Key Responsibilities
Collaborate with Partners to lead and manage multifamily development projects from feasibility to stabilization.
Conduct comprehensive project feasibility studies, including title/encumbrance reviews, market research, municipal policy review, and proforma analysis.
Collaborate with Partners and clients to establish project goals, timelines, and budgets, and manage projects to those goals.
Coordinate the design and entitlement processes, ensuring alignment with financial targets and project objectives.
Manage a full development consulting team, including architects, engineers, designers, and technical professionals, working to improve their output, effectiveness, and coordination.
Manage detailed drawing reviews and rigorous coordination to ensure the project vision is maintained with recognition of client objectives and proforma targets.
Oversee contractor tendering, construction, and site instruction/change orders through construction, identifying construction risk area early and working to mitigate impacts.
Maintain project budgets, including invoice approval, through course of the project.
Work with Partners to plan and execute project financing, including debt, equity, and grant funding applications.
Maintain regular and clear communication with stakeholders and provide regular progress reports.
Proactively identify and mitigate risks throughout all stages of the development process.
Qualifications
Bachelor’s degree in real estate, urban planning, business, engineering, or a related field.
Minimum 2-3 years of experience in real estate development, project management, or a similar role; working with multifamily or mixed-use projects an asset.
Strong understanding of multifamily development processes, including design, finance, entitlement/planning, and construction.
Experience working on development projects at all stages of the development lifecycle an asset.
Collaborative attitude with the capacity and willingness to manage multiple tasks by being flexible/adaptable and responding to changing circumstances.
Exceptional organizational and project management skills.
Ability to manage multiple projects and deadlines effectively.
Knowledge of Calgary real estate market preferred; BC and Alberta markets an asset.
Valid drivers licence and ability to travel to sites and meetings around Calgary.
Technical Proficiencies

This is an exciting opportunity for a driven and detail-oriented individual to support the execution of multifamily and mixed-use development projects in Calgary’s established areas. As an Associate Project Manager, you will assist in managing the construction phase of development projects, ensuring successful delivery on time, within budget, and to high-quality standards. You will work closely with contractors, consultants, and the internal team to address challenges and ensure project objectives are met. This position will also get exposure to and be involved in front-end design and approvals process as well as construction portions of work.
Key Responsibilities
Collaborate with Partners to lead and manage multifamily development projects from feasibility to stabilization.
Collaborate with Partners to establish project goals, timelines, and budgets, and manage projects to those goals.
Assist in planning and managing overall project and construction schedules, ensuring alignment with overall project timelines.
Support the coordination and oversight of contractors, ensuring compliance with contracts and specifications.
Monitor construction progress, identifying potential issues and assisting in implementing timely solutions.
Review and track budgets, invoices, and change orders, ensuring accurate financial reporting.
Participate in site visits to monitor progress, quality, and adherence to safety regulations.
Facilitate communication between contractors, consultants, and stakeholders to ensure alignment.
Assist in preparing project documentation, including meeting minutes, progress reports, and construction updates.
Support the Partners and senior team members with risk assessments and mitigation strategies.
Maintain a clear record of project activities and ensure documentation is organized and accessible.
Qualifications
Bachelor’s degree or diploma in construction management, engineering, architecture, or a related field.
2-3 years of experience in project management, construction coordination, or a similar role; experience with multifamily or mixed-use projects is a highly valued asset.
Strong understanding of construction processes and contractor management, including CCDC contracts (2, 5a, 5b).
Knowledge of Alberta building codes, safety regulations, and construction practices in multifamily context.
Excellent organizational skills with the ability to manage multiple tasks and priorities.
Effective communication skills with the ability to work collaboratively in a team environment.
Familiarity with the Calgary real estate and construction market.
Valid driver’s license and ability to travel to construction sites and meetings in and around Calgary.
Technical Proficiencies
PMP, LEED, and other industry-related certifications a plus.
Proficient in Microsoft Office Suite, including Excel, Word, and PowerPoint.
Experience with project management software such as MS Project.
Basic knowledge of AutoCAD, Bluebeam, or similar tools is helpful.
